Dunbar townhomes are the Vancouver equivalent of the mythical unicorn: there’s so few that most inventories don’t recognize them. There are, in fact about a half dozen, worth – based on median pricing for adjacent neighbourhoods – about half what a detached home fetches. The eventual densification of the Dunbar neighbourhood will likely change that, however. Proposals for condos are increasing, boosting the chances for a greater choice of townhomes beyond the area’s duplexes (now largely home to apartments).
There’s definitely a strong rationale for townhomes in this corner of the Vancouver market. An aging population, and the city’s desire to see more affordable housing should make it an ideal location for this low-density housing form. The right design could make townhomes here an alternative to detached properties, which currently sell for triple the regional median price. With the community offering everything from tree-lined streets to stunning vistas to the north, and proximity to the retail hubs along Dunbar Street, this is a neighbourhood worth buying a townhome in – if only there were enough for young families and downsizers.
