Kitsilano enjoys one of the most diverse selections of housing types in Vancouver. Apartments dominate, as the ranks of walk-up rentals overlooking English Bay illustrate, but duplexes, townhouses, and row housing are the next largest chunk of options for those seeking something affordable. Prices are typically slightly above the Vancouver median, a better prospect that what one of the area’s few hundred detached houses fetch. Yet with its bohemian attitude and mix of families and income levels, Kitsilano is the perfect place for half-duplexes and townhomes. The community brings a wide range of people together, and such housing does, too.
Many of the properties also have character; two-thirds of the local housing stock was built before 1980, but a surge of construction between 1980 and 2000 gave many properties a facelift. Many new buyers have continued to renovate and improve properties, lending the area an air of affluence and hopefulness. The demand for rental housing – it’s just a bus ride away from UBC – mean that many townhomes in Kitsilano have a basement suite where a mortgage helper can dwell.
Besides a central location, Kitsilano offers proximity to English Bay as well as the eclectic assortment of shops along West 4th Avenue and West Broadway. The neighbourhood’s diversity makes it one of the most vibrant in the city for young professionals and, with mand 2 bedroom and 3 bedroom townhomes, a place to raise a family.
