UBC sits just outside the municipal boundaries of Vancouver but it remains an integral part of the city. The development of new residential and retail precincts on campus makes it a shiny new offshoot of Point Grey. In many ways, the wave of development that brought townhomes to UBC points a path for the future development of Point Grey itself: dense, yet livable, with plenty of green space.
People have been willing to pay handsomely for townhomes here. While detached homes at UBC can fetch an average price many times the regional benchmark, townhomes are just twice the benchmark price for Metro Vancouver as a whole. Still, compared to a single detached home, it fits the budget of many people. (The one point to bear in mind is that many properties at UBC are leasehold rather than freehold. While the leases are long-term arrangements, it’s a fact worth knowing. However, a select number of townhomes have been built on a freehold basis, so be sure you know what you’re buying.)
Selling points of being at UBC are proximity to the university and its amenities, as well as Pacific Spirit Regional Park. Regular transit service means you’re never far from downtown, but with all the basics on campus, why leave?
